Nahant Housing Production Plan FAQ

The Nahant Housing Production Plan Advisory Sub-Committee has prepared an FAQ Sheet (frequently asked questions) to help answer resident’s questions on the draft Housing Production Plan which was published to the Nahant Community on October 23, 2023. The FAQ provides answers to questions on some of the fundamentals of M.G.L Chapter 40B and M.G.L Chapter 40A, Section 3A, Multi-Family zoning requirements. The Housing Production Committee seeks to ensure the public is informed and knowledgeable about how proposed changes on affordable housing will impact our community.

The Housing Production Committee will also be hosting a public meeting on Thursday November 2, 2023 at 7:00pm via ZOOM. This meeting will allow Nahant residents the opportunity to ask questions of the committee regarding the proposed opportunity sites in the Housing Plan as well as goals and strategies which are also important features of the Housing Plan. We encourage residents to attend however if you can not make the meeting and have questions, we ask residents to write to the committee at HPAC@nahant.org.

Nahant Housing Production Plan – Draft Announcement

Today, the Town of Nahant is pleased to share its first Housing Production Plan to address the State’s affordable housing needs. This plan is an effort of the last eleven months by volunteer residents in partnership with the Metropolitan Area Planning Council (MAPC) to look at the needs of the Nahant citizens and develop housing strategies and potential opportunities for affordable housing development.

The Board of Selectmen and the Planning Board be holding a joint public meeting on November 8, 2023 with additional details to follow. We welcome the public’s opportunity to comment or provide feedback. Please send your comments to the Housing Production Advisory Sub-committee at HPAC@nahant.org.

MEMA Director to Visit Town Hall on Tuesday, Learn About Town’s Climate Challenges

Annual Flu Clinic Reminder Wednesday October 11, 2023

Don’t forget it is that time of year to get your Flu shot. The Town of Nahant along with the Nahant Public Health Department will be hosting the annual flu shot clinic on Wednesday October 11, 2023. The clinic will be held in the Main Hall at Town Hall and is for Nahant Residents and Employees only. The high dose clinic for those 65 and older will be from 11am-1pm and the regular dose clinic for those 18 years and older is from 4pm-6pm. Registration is required! Limited walk in availability based on inventory.

Housing Production Plan Online Survey

The Housing Production Plan Online Open House Survey closes on July 31, 2023. You input is vital to help Nahant succeed in making our community the place we all cherish, and hope others can as well.

Completing the Online Open House Survey and also share the survey with your Nahant network of neighbors and friends so the Housing Committee is able to gather as much feedback on the goals and strategies that will contribute to the Nahant’s Housing Product Plan.

Nahant’s Market by the Sea, Saturday July 15th 10am to 1pm

Don’t forget this Saturday, July 15th from 10:00am to 1pm at Flash Road Park, Nahant, is our first outdoor market of the season. There will be lots of various items and food being sold so make sure to come check it out! We will also be having live music performed by local musician Luke Conlin. If anyone is interested in becoming a vendor for our Market by the Sea, please see the “Nahant Market by the Sea” page and fill out an application. We are looking forward to a good time and hope everyone can make it!

Sumner Tunnel Closure Information

On July 5, 2023, the Massachusetts Department of Transportation will be closing the Sumner Tunnel/Route 1A South for 8 weeks until August 31, 2023 which will impact regional travel. However there are alternatives in place to help you plan your trip. We created a Sumner Tunnel Closure Information page on our Town website which will provide you with important updates and links to travel options during the closure. Safe travels to all!

Housing Production Plan Open House Survey

Together, the Town and MAPC (the Planning Team), are working with residents and stakeholders throughout this process to set the vision and direction of housing policy in Nahant for the next five years.

The Housing Production Plan will:

Address unmet housing needs of low- and moderate-income residents in the community
Influence the type, amount, and location of mixed-income and Affordable Housing
Help Nahant meet the State mandate requiring that 10% of total year-round housing units be Affordable by setting a numeric goal for annual housing production
Possibly prevent unwanted 40B development through a certified HPP (see below for more details) in favor of residential development that complies with local zoning

Nahant’s Housing Plan Advisory Committee-Public Forum

The Town of Nahant, the Nahant HPP Advisory Committee, and MAPC (Metropolitan Area Planning Council) are inviting the Nahant community to attend its second public forum on affordable housing at Town Hall on Thursday, June 15, 2023 from 7:00 – 9:00 p.m. The HPP Advisory Committee will present recommended policies and programs that aim to lower housing costs and introduce new housing options.

In March, a public forum was held to share data from a housing needs assessment and gather input from residents on their vision for housing growth; the public input was used to establish housing plan goals. This next public meeting will also look to further the work of the committee introduce a draft strategies and development opportunities that work to advance these goals.

This event will also support the Town’s efforts to meet the requirements of a new state law, M.G.L Ch. 40A, Section 3A, that requires Nahant to establish zoning that promotes multifamily development.
