The Town of Nahant must follow a sale process dictated by Massachusetts procurement law and the motion that was approved for Article 20 by Annual Town Meeting on May 15, 2021. The Town will be advertising an invitation for submission of proposals according to M.G.L. Section 16 of Chapter 30B. The invitation will explain the process of when and how to submit a qualifying offer. It will also explain when and how properly submitted offers will be opened (in public) and indicate how the Town will evaluate and award.


The motion approved for Article 20 by Annual Town Meeting on May 15, 2021 authorized the board of selectmen to sell alternating lots in two offers over two years with 3 deed restrictions:

  • Prohibiting any single individual, entity, group from purchasing more than one lot
  • Prohibiting any lot from being combined with any other lot
  • Limiting the maximum floor area ratio of the said lots to twenty-five percent

Per the May 2021 Annual Town Meeting Motion of Article 20, the Town of Nahant has decided that the first offering of alternating lots will include 6 conforming buildable lots. The RFP features a weekly bid submission deadline, to the Board of Selectmen’s Office at Nahant Town Hall, in the following order:

  • Lot 1 – 294 Castle Road – September 17, 2024 by 3:00pm with a minimum bid of $425,000
  • Lot 3 – 298 Castle Road – September 24, 2024 by 3:00pm with a minimum bid of $450,000
  • Lot 5 – 114 Gardner Road – October 1, 2024 by 3:00pm with a minimum bid of $425,000
  • Lot 7 – 2 Goddard Drive – October 8, 2024 by 3:00pm with a minimum bid of $450,000
  • Lot 9 – 6 Goddard Drive – October 15, 2024 by 3:00pm with a minimum bid of $500,000
  • Lot 11 – 1 Goddard Drive – October 22, 2024 by 3:00pm with a minimum bid of $475,000

Each of the 6 public bid openings will occur immediately following the 6 submission deadlines, in the Main Hall of Nahant Town Hall at 334 Nahant Road, Nahant, MA 01908


The Marketing Plan above is provided to illustrate the zoning yard dimension requirements (set backs), the lot size (sq.ft.), and the Floor Area Ratio (FAR) based on the maximum of 25% dictated by the Town Meeting motion for Article 20.


A traffic calming measure on Castle Road has been designed and will be constructed after utility connections are completed. This effort will remove the sidewalk from the Town’s roadway and sidewalk easement along Castle Road on Lots 1, 2, 3, 4, and 5. The future sidewalk will be at street level and the width of Castle Road in this area will be reduced. To improve pedestrian and vehicle safety, this design includes new and improved crossings as well as a road stamped island in the intersection of Castle Road and Gardner Road.
