3:00 P.M. PUBLIC HEARING(S):

55 Castle Road on the petition filed by Colleen O. Kraybill and Michael R. Kraybill, Trustees of the Kraybill Family Investment Trust, owners of the property located at 55 Castle Road, Nahant, Massachusetts. The petitioners seek to remove and replace a roof system, extend the second floor over the existing footprint, remove and replace rear exterior stairs, remove and replace front porch and stairs, and install new left-side exterior stairs and landing. The Office of the Building Inspector denied a building permit on June 4, 2026, where the proposed project requires a special permit pursuant to the Nahant Bylaws Section 7.03 D.3, and a special permit or variance where the proposed building coverage is 38.2% and 25% is allowed, and where the proposed left-side setback is 8 feet, where 10 feet is allowed. Any zoning relief that may be required in adherence to the Nahant Zoning Bylaws shall be considered by the Board.
