2:30 PM PUBLIC HEARING on the request to revise a Zoning Board of Appeals Decision granted on June 20, 2024. Mark and Susan Murphy, owners of the property at 38 Swallow Cave Road, Nahant, Massachusetts, filed a letter with an attached revised plot plan, asking that the Decision be amended to include the revised plan showing the location of their home moved five feet in the westerly direction to accommodate their neighbor at 36 Swallow Cave Road’s concerns regarding view. All dimensional requirements remain in compliance with the Nahant Zoning By-laws.
2:40 P.M. PUBLIC HEARING on the petition filed by Derek and Loni Arnold, owners of the property located at 69 Fox Hill Road, Nahant, Massachusetts. The petitioners seek a Special Permit and/or a Variance for the construction of porches that were built within the setback requirements. The Office of the Building Inspector denied a building permit on June 10, 2024, where the proposed new house is in violation of Section 5.03 of the Zoning By-laws of the Town of Nahant, where the proposed Front Setback is 16’8”, where the minimum allowed is 25’, where the proposed Rear Setback is 16.6”, where the minimum allowed is 25’.
